This Privacy Policy explains what information HM Property Group LLC (“HM Property Group,” “we,” “us,” or “our”) collects through hmpropertygrp.com, why we collect it, who we share it with, and the choices you have. We are a real estate investment company based in Jacksonville, Florida that buys residential property directly from owners.
The short version. We collect the property and contact details you choose to give us so we can prepare a cash offer and reach you about it. We contact you by phone, text message, and email — only if you checked the consent box. We do not sell your personal information, and we do not share your phone number or consent with third parties for their own marketing. You can opt out at any time by replying STOP to a text, or by emailing [email protected].
1. Information we collect
Information you give us
When you submit the cash offer form on this site, we collect:
- Your name, so we know who we are speaking with.
- Your phone number, so we can call or text you about the property.
- Your email address, if you choose to provide it (it is optional).
- The property address and ZIP code you are asking us to make an offer on.
- Property details you select: its condition, your selling timeline, and whether it is owner-occupied, tenant-occupied, or vacant.
- Your consent record: whether you checked the consent box, the exact wording of the consent language that was displayed to you, and the date and time you submitted it. We keep this as proof that you agreed to be contacted, as required by telephone consumer protection rules and by mobile carriers.
- The page you submitted from and the referring website address, if any.
Information collected automatically
Our web server keeps standard request logs, which include your IP address, the date and time of the request, the pages requested, and your browser's user-agent string. These logs exist for security and troubleshooting — for example, to block abusive traffic — and are not used to build a profile of you.
This site does not use advertising cookies, tracking pixels, or third-party analytics. We do not set any cookies for marketing purposes. If we add analytics or advertising tools in the future, we will update this policy before turning them on, and we will provide a cookie notice if one is required.
Information we may obtain from public records
To prepare an offer, we look at publicly available property information — county property appraiser records, recorded deeds, tax and lien records, and comparable sales data. This is public information about the property, and we use it only to evaluate a potential purchase.
2. How we use your information
We use the information described above to:
- Evaluate the property and prepare a cash offer for it;
- Contact you by phone, text message, and email about that property and your offer;
- Answer your questions and follow up on a conversation you started;
- Prepare and complete a purchase transaction, if you decide to accept an offer;
- Keep records required by law, including proof of your consent to be contacted;
- Protect the site against fraud, spam, and abuse.
We do not use your information to make automated decisions that produce legal effects about you, and we do not engage in profiling.
3. Calls, text messages, and email
The consent checkbox on our form is unchecked by default and is never checked for you. By checking it and submitting the form, you agree that HM Property Group LLC may contact you by phone, text message, and email about your property.
- Consent is not a condition of any sale. You are never required to agree to marketing messages in order to sell us a property or to receive an offer.
- Message frequency varies based on your conversation with us. It is typically a handful of messages related to your specific property, not a recurring campaign.
- Message and data rates may apply, depending on your mobile plan.
- Messages are about your property only. We do not send you unrelated offers, and we do not send messages on behalf of other companies.
How to opt out
- Text messages: reply STOP to any message from us and we will stop texting that number. Reply HELP for assistance.
- Phone calls: tell us on any call, or email us, and we will add you to our internal do-not-call list.
- Email: use the unsubscribe link in any email, or email us directly.
- All contact: email [email protected] with the phone number or email address you want removed, and we will honor it promptly.
Opting out of marketing messages does not stop transactional communications about a transaction already in progress (for example, closing logistics), but you can ask us to stop those as well.
4. Who we share information with
We do not sell your personal information. We do not rent, trade, or share your contact information or your consent with third parties for their own marketing purposes. We do not participate in lead-selling networks.
We share information only in these limited circumstances:
- Service providers who work on our behalf, such as our email provider (Zoho Mail), our web hosting provider, and, if you proceed with a sale, a title company or closing attorney, an appraiser or inspector, and our own attorney. These parties receive only what they need to do their job and are not permitted to use it for their own marketing.
- Parties to a transaction you have agreed to. If you sign a purchase agreement with us, we may assign that contract or bring in a partner or funding source to complete the purchase. Information about the property and the transaction may be shared with them for that purpose.
- When the law requires it, such as in response to a subpoena, court order, or lawful government request, or to establish or defend legal claims.
- In a business transfer, if our company or its assets are acquired, in which case information would transfer subject to this policy.
5. How long we keep your information
We keep lead information for as long as we may reasonably need it for the purpose it was given — typically up to three years for an inquiry that does not result in a transaction. Consent records are kept for at least four years after the last message we send you, because telephone consumer protection rules have a four-year limitations period and we may need the record to demonstrate that consent existed. Records relating to a completed purchase are kept as long as required for tax, title, and legal purposes.

6. How we protect your information
The site is served over HTTPS, so information you submit is encrypted in transit. Lead records are stored on a firewalled server with restricted access, and only people who need the information to do their work can see it. Our email account uses a unique application-specific password rather than a shared account password.
No method of transmission or storage is perfectly secure, so we cannot guarantee absolute security. If a breach affects your information, we will notify you as required by Florida law (Fla. Stat. § 501.171) and any other applicable law.
7. Your choices and rights
Whatever state you live in, you may contact us to:
- Access the information we hold about you;
- Correct anything that is inaccurate;
- Delete your information, subject to records we must keep by law (such as consent records and completed-transaction files);
- Opt out of calls, texts, or emails, as described in section 3;
- Opt out of any sale or sharing of personal information — though as stated above, we do not sell or share it.
To make a request, email [email protected] with the phone number or email address you used. We will respond within 45 days. We will not discriminate against you for exercising any of these rights.
Residents of California, Colorado, Connecticut, Virginia, Texas, and other states with comprehensive privacy laws have these rights by statute, including the right to appeal a denied request. To appeal, reply to our response and write “Appeal” in the subject line.
8. Children
This site is intended for property owners and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us information, email us and we will delete it.
9. Third-party links
Our site may link to other websites we do not control. This policy applies only to hmpropertygrp.com. We encourage you to read the privacy policy of any other site you visit.
10. Changes to this policy
We may update this policy as our practices change. When we do, we will revise the “last updated” date at the top. If the change is significant — for example, if we begin using advertising trackers — we will make that clear on the site.
